PLAN COMMISSION MEETING, April 9, 2025

The regular meeting of the Town Plan Commission for the Town of St. Croix Falls was called to order by Chairman Mike Dorsey at 6:00 p.m. on Wednesday, April 9, 2025, at the Town Hall. Proper notice was given as the notice was mailed on March 24, 2025; and published in the March 26, 2025, and April 2, 2025, editions of the Inter County Leader. The agenda was posted at the town hall and on the town’s website April 3, 2025. The Pledge of Allegiance was said. Present by roll call were Chairman Mike Dorsey, members Jeremy Appel, Stacy Bergmann, Rick Katzmark, Gus Koecher and Frank Behning. Members Dave Berg and Kevin Rector were absent. Also present were town clerk Janet Krueger and legal counsel Adam Jarchow. Others present were John Koch and Kyle Yunker.
Katzmark/Koecher moved to approve the agenda; motion carried. Katzmark/Appel moved to approve the March 12, 2025, meeting minutes; motion carried.
No public comment was had.
Public Hearing – Agent John Koch for RD Properties LLC requests a special exception for a manufactured home dealership in the commercial district located at 1924 US Highway 8 and identified as parcel #044-00961-0200. The public hearing opened at 6:02 p.m. The public hearing closed at 6:13 p.m.
Katzmark/Behning moved to recommend town board approval of the special exception to agent John Koch, RD Properties LLC to operate a mobile home dealership at 1924 US Highway 8 identified as parcel #044-00961-0200 with recommended conditions of “A permanent structure for the retail sales and business shall be in place before display models can be put on the property”; “Any formal complaint lodged against the use in the first year of operation will lead to an automatic review of the special exception by the plan commission and/or town board at the next possible meeting”; “The special exception shall terminate upon the sale or transfer of ownership of either the parcel of land or the business itself”; and “The business will obey all laws and maintain all proper licenses and permits”; motion carried on a unanimous roll-call vote, 6-0.
Public Hearing – Commercial Design site Plan is presented for a new structure for the mobile home dealership business at 1924 US Highway 8 identified as parcel #044-00961-0200. Public hearing opened at 6:14 p.m. The public hearing closed at 6:18 p.m.
Bergmann/Koecher moved to recommend town board approval of the commercial design site plan for the new structure at 1924 US Highway 8; motion carried on a unanimous roll-call vote, 6-0.
There was no closing public comment.
There being no further business, Katzmark/Bergmann moved to adjourn the meeting; motion carried and the meeting was adjourned at 6:22 p.m.
